Here at BPH we have seen a huge increase in people wanting to use their own land to house family members.
This is predominantly parents wanting to downsize onto their children’s land or teenagers looking for their own independence and possibly struggling to afford to live in the village or town they grew up in.
Whether you are looking for a large granny pod or a small granny annexe we provide a cost-effective solution for your independent garden living.
We have designed a range of homes that are perfectly suited for all year round living, we have options ranging from a small 1 bed home to large 3 bed with an ensuite and utility room.
All of our granny pods are fully bespoke so we can amend any floor plan to suit your needs.
We offer a free no obligation site visit and can help with a planning application at all stages.
How it normally works… first, we need to know the size of home you are looking to fit onto your land then the amount of bedrooms/bathrooms you require.
Next, we will then send out a layout that can be adapted to suit.
At this stage, we like to visit the land where the home is planned for to check access and services.
Once this is confirmed as a possible build site we can start looking into planning.
Contrary to popular belief these homes do not always require planning permission as our homes fall under the static caravan act.
Communities and Local Government Circular 01/94. Paragraph 29
“A caravan within the curtilage of a dwelling house may have a number of ancillary uses for which planning permission would not be required. For example, it could be used for additional living accommodation, provided that it remained part of the same planning unit as the dwelling house and the unit remained in single family occupation.”
If the project ticks all the relevant boxes than we would always advise that we approach the local council seeking a full confirmation that we can proceed.
This is all offered within our Free Granny Pod Service.
If we do come across any issues then we can send in a formal pre-planning application, again we will do this for you and if it does require full planning permission then we also offer support all the way through this as well.
We make the whole process as simple as possible for all of our clients, we have broken this down into 6 simple steps.
“David started as a carpenter, this passion is all about the detail, you won’t meet a more passionate home builder.”
“Barry and his team have over 50 years experience building homes and it shows, as he oversees every build personally.”
